Market Study Is Next Step in...
Market Study Is Next Step in Jackson Ave. Development
As the City of Knoxville prepares to seek a master developer to oversee development of publicly owned properties along West Jackson Avenue, consultants are conducting a market study to provide guidance on potential commercial and residential uses of the properties.
The properties, which include the former sites of the McClung Warehouses, run along West Jackson between Gay Street and Broadway. They are owned by Knoxville’s Community Development Corporation (KCDC) on behalf of the City. KCDC has contracted with
The Communities Group
and
Thomas Point Associates
to conduct the market study.
The study will update and expand earlier work on site development that has been undertaken in the City, specifically the
Urban Land Institute study
completed last fall. It will provide current information on market area demographics, existing commercial space and potential support for additional development.
“This is really the next step toward redeveloping Jackson Avenue,” said Bob Whetsel, the City’s Director of Redevelopment. “The market study will give us a clearer picture of potential uses along that corridor.”
Mayor Madeline Rogero included $150,000 in this year’s budget to hire a master developer to oversee Jackson Avenue redevelopment. The market study is expected to be complete by the end of the summer. The City will then begin working on a Request for Qualifications for a master developer.
