Flats at Pond Gap Increases Available Affordable Housing

Posted: 05/24/2021
Several members of the Housing and Neighborhood Development staff attended the ribbon-cutting ceremony for the Flats at Pond Gap apartment complex on May 11.

Mayor Kincannon spoke, along with Elmington President John Shepard, KCDC's Ben Bentley and Ralph Perrey of Tennessee Housing Development Agency.

The event felt even more like a celebration than most ribbon cuttings. It was the first time many of our community’s housing partners had seen each other outside of Zoom meetings in many months. And the weather was beautiful.

The event marked the official completion of the 102-unit project, developed by Elmington Capital Group with a $555,000 investment by the City from the Affordable Rental Development Fund. More than half of the units are already rented. The completion of these units brings the total affordable rental units supported by City funding to 547.

Since July 2017, the City has invested $10.2 million in new affordable rental housing. The 2021-22 Budget, approved by City Council last week, includes $2.5 million to continue our investment in affordable rental housing efforts.

In the new budget, Mayor Kincannon established an Affordable Housing Fund, which commits the City to spending a minimum of $5 million per year for 10 years on affordable housing; the first year will begin with $8.5 million in the hopper.
