FORM DISTRICTS are intended to foster a series of mixed use, pedestrian-friendly districts for specific areas of the City. The City of Knoxville has two Form Districts which are the Cumberland Avenue Zoning District and the South Waterfront Zoning District.




  CUMBERLAND AVENUE ZONING DISTRICT  
  The CUMBERLAND AVENUE ZONING DISTRICT is intended to implement the Cumberland Avenue Corridor Plan.

  The SOUTH WATERFRONT ZONING DISTRICT is intended to provide standards for the continued growth and development in the South Waterfront District.

  • R24-0010 - 1136 Sevier Ave – Stand-alone surface parking lot, consisting of 10 parking stalls.

• INSP-24-00932 - 515 Mimosa Avenue - proposed construction of a single-family home.

• INSP-25-00084 - 1113/1115 Phillips Ave - Proposed construction of a 58-unit multi-family building with parking to the rear and below the building .
